About the business

Start with the basics:

  • Are you an independent cleaner or a company?
  • Do you have public liability insurance? Can I see confirmation?
  • If you employ staff, do you have employer's liability insurance?
  • How do you recruit and vet cleaners?
  • Can you provide references or reviews I can check?

About the work

Make sure you're agreeing the same job:

  • What exactly is included? Can I see your checklist?
  • What isn't included, or costs extra?
  • How many cleaners and hours will it take?
  • Do you bring products and equipment, or use mine?
  • Are your products suitable for my surfaces?
  • Can you avoid particular products if someone has allergies?

About access and security

For regular cleaning especially:

  • How are keys and alarm codes stored and returned?
  • Will the same cleaner usually come each time?
  • What happens if I'm not in, or the cleaner can't get in?
  • How do you handle pets?

About price and terms

Avoid surprises:

  • Is the price fixed, or an estimate?
  • Does it include VAT, travel and parking?
  • What are your cancellation and notice terms?
  • How do I pay, and when?
  • What happens if the job takes longer than expected?

About problems

It's worth knowing before anything goes wrong:

  • What happens if something is damaged or broken?
  • Do you offer a re-clean if I'm not happy, and within what time?
  • Who do I contact with a complaint?
  • Who covers holidays and sickness for regular cleans?

Common questions

Do cleaners need to be licensed?

There's no general licence for domestic cleaners in the UK. Insurance, references and a clear written agreement are the practical checks.

Should cleaners have a DBS check?

It isn't required for most domestic cleaning, but some companies do background checks. Ask what vetting they carry out.

What if a cleaner breaks something?

Agree in advance how breakages are handled and check the cleaner's insurance.
