How Much Does Office Cleaning Cost?
Regular office cleaning is usually priced by the cleaner-hour and agreed as a weekly or monthly contract. Here is what published guides show and how to compare commercial cleaning quotes.

Most commercial cleaning companies work out how many cleaner-hours your premises need each week – based on floor area, the number of desks, kitchens and toilets, and how often you want cleaning – and price that as a regular contract. Some quote per square metre or as a fixed monthly fee.
Published UK guides we reviewed put regular office cleaning at roughly £15–£30 per cleaner-hour, with many quotes in the middle of that range and London commonly higher. Evening and early-morning work, specialist tasks and one-off deep cleans usually cost more.

| Regular office cleaning (London) | Commonly higher, often £20+ per cleaner-hour |
| Out-of-hours (evenings, early mornings) | Often a supplement on the hourly rate |
| One-off office deep clean | Usually a higher hourly or fixed price |

What affects the cost
- Size and layout
- Floor area, number of rooms and floors, and how open-plan the space is.
- Frequency
- Daily, several times a week or weekly cleaning changes the hours per visit and the overall contract.
- Kitchens and washrooms
- These take longer than desk areas and may need consumables restocked.
- Hours of work
- Cleaning before or after business hours may carry a supplement.
- Consumables and equipment
- Toilet rolls, soap, bin liners and specialist equipment may be included or recharged.
- Specialist tasks
- Carpet cleaning, high-level dusting, window cleaning and deep cleans are often priced separately.

Common questions about prices
How are office cleaning contracts priced?
Usually by estimating the cleaner-hours needed per week and applying an hourly rate, then presenting it as a weekly or monthly fee. Some companies quote per square metre.
How often should an office be cleaned?
It depends on how many people use it and how. Busy offices often have daily cleans of kitchens and washrooms, while smaller offices may be fine with two or three visits a week.
Is office cleaning VAT-able?
Cleaning services are normally standard-rated for VAT when supplied by a VAT-registered business. Check whether quotes include or exclude VAT before comparing them.
What should an office cleaning specification include?
A list of tasks by area and frequency – daily, weekly and periodic – plus hours, consumables, access arrangements and how issues will be reported and fixed.
