How Much Does End of Tenancy Cleaning Cost?
End of tenancy cleans are usually quoted as a fixed price based on the number of bedrooms. Here is what published UK guides show, and the details that make one quote higher than another.

An end of tenancy clean – sometimes called a move-out clean – is a thorough clean of an empty rental property before the keys are handed back. Tenants book it to return the property in the condition recorded at the start of the tenancy, and landlords and letting agents book it between tenants.
Most cleaning companies price end of tenancy work as a fixed fee by property size, often with a checklist based on what letting agents typically inspect. Carpet cleaning, oven cleaning and windows are sometimes included and sometimes listed as extras, which is one of the main reasons quotes vary.
A professional clean can help you meet the cleanliness standard in your tenancy agreement, but no cleaning company can guarantee the return of a deposit: deductions depend on the inventory, the agreement and any damage beyond fair wear and tear.

What affects the cost
- Number of bedrooms and bathrooms
- The main pricing unit. Extra bathrooms and en suites add noticeably to the time.
- Property condition
- Heavy grease in the kitchen, limescale, mould or marks on walls can push a quote up or lead to an extra charge on the day.
- Furnished or unfurnished
- Cleaning inside and around furniture, wardrobes and beds takes longer than an empty property.
- Carpets and upholstery
- Some agreements require professional carpet cleaning; it is often a separate line in the quote.
- Oven and appliances
- Inside the oven, fridge-freezer, washing machine and dishwasher may be included or extra.
- Location and timing
- London, short-notice bookings and the busy end-of-month and summer periods can cost more.
What an end of tenancy clean typically includes
- Kitchen cupboards and drawers inside and out, worktops and splashbacks
- Hob, extractor hood and often the oven (check)
- Bathroom descaling: taps, shower, bath, tiles and toilet
- Skirting boards, doors, frames and door handles
- Interior windows, sills and frames where reachable
- Vacuuming and mopping throughout, including edges
What can push the price up
- Heavy grease, limescale or mould
- Furniture left in the property
- Professional carpet or upholstery cleaning
- Very short notice at the end of the month
What can bring it down
- Removing all belongings and rubbish before the clean
- Booking well ahead of the check-out date
- Doing simple jobs, like defrosting the freezer, yourself
- Checking whether carpets actually need professional cleaning under your agreement
Why two quotes can look so different
- Oven, carpets or windows are included in one quote but listed as extras in another
- Some companies offer a free re-clean if the agent raises issues within a set time; others don't
- One price assumes an empty property, another a furnished one
- Waste removal, parking and VAT are handled differently
Information to give when you ask for a quote
- Number of bedrooms, bathrooms and reception rooms
- Whether the property will be empty or furnished
- Your check-out date and inspection time
- Whether carpets, the oven or windows need doing
- The agency's checklist or inventory, if you have it
- Photos of the kitchen and bathrooms

Common questions about prices
Is end of tenancy cleaning compulsory?
Your tenancy agreement will usually say the property must be returned in the same state of cleanliness as at the start, allowing for fair wear and tear. It doesn't normally require you to use a professional company, but many tenants do so to save time. Check your agreement for any specific requirements, such as carpet cleaning.
Will a professional clean guarantee my deposit back?
No. A thorough clean can help you meet the standard recorded on the check-in inventory, but deductions depend on the agreement, the inventory and any damage. Some companies offer a re-clean if issues are raised promptly – ask what their terms are.
How long does an end of tenancy clean take?
A small flat may take a team of two a few hours; a larger house can take most of a day. Companies often send more cleaners to finish within a single day.
Does end of tenancy cleaning include carpets?
Sometimes. Many companies list carpet cleaning as an extra priced per room. If your agreement mentions professional carpet cleaning, ask for it to be quoted separately and keep the receipt.
Should I book the clean before or after moving out?
After your belongings are out. Cleaners need access to every surface, and moving furniture out after the clean usually leaves dust and marks behind.
