End of tenancy cleaning is a detailed clean of an empty rental property, usually carried out after the tenant's belongings have gone and before the check-out inspection. The aim is to return the property in the condition recorded on the check-in inventory, allowing for fair wear and tear.

It's more thorough than a regular clean: inside cupboards and drawers, the oven and extractor hood, descaling in bathrooms, skirting boards, doors and frames and interior windows are all typically included. Carpet cleaning is often available as an extra.

Tenants book it to save time during a move, landlords and letting agents book it between tenancies, and incoming tenants sometimes book a move-in clean before unpacking. Tell us the property size and your dates, and local cleaning companies can send quotes.

End of tenancy cleaning jobs companies quote for

Move-out cleans for tenants

A full clean of the empty property before handing back the keys, to the checklist your agent is likely to use.

Landlord and letting agent cleans

Cleaning between tenancies so the property is ready for photos, viewings and the next check-in.

Move-in cleans

A fresh start before you unpack – cupboards, appliances and bathrooms cleaned before your things go in.

Kitchen and appliance cleaning

Inside cupboards, the oven, hob, extractor, fridge-freezer and other appliances where agreed.

Carpet and upholstery cleaning

Often added when the tenancy agreement asks for it or the carpets need more than vacuuming.

Student let cleans

Shared houses at the end of the academic year, often to tight dates when many tenancies end together.

What end of tenancy cleaning usually includes

Most end of tenancy services follow a checklist built around what letting agents and inventory clerks typically inspect. The details vary by company, so compare lists rather than prices alone.

  • Kitchen cupboards and drawers, inside and out
  • Worktops, splashbacks, sink and taps
  • Hob, extractor hood and filters
  • Oven and grill (often included – check)
  • Bathroom descaling: taps, shower, bath, tiles and toilet
  • Skirting boards, doors, frames and door handles
  • Interior windows, sills and frames where reachable
  • Vacuuming and mopping throughout

End of tenancy cleaning and your deposit

In England and Wales, most assured shorthold tenancy deposits must be protected in a government-approved tenancy deposit scheme, and Scotland and Northern Ireland have their own schemes. At the end of the tenancy, the landlord compares the property against the check-in inventory, and cleaning is one of the most common reasons for disputes.

A professional clean can help you return the property to the expected standard, but it cannot guarantee that your deposit will be returned in full: that depends on your tenancy agreement, the inventory and any damage beyond fair wear and tear. Some cleaning companies offer to return and re-clean specific items if the agent raises them within a set period – ask about this when comparing quotes, and keep your invoice.

Move-in cleaning

A move-in clean is essentially the same job done at the start of a tenancy or after buying a home: the property is empty, so cleaners can reach every cupboard and surface before your belongings arrive. It's particularly useful if the previous occupants didn't leave the property as clean as you'd like.

Our guide to move-in cleaning vs end of tenancy cleaning explains the small differences in scope.

When to book

Book the clean for after your belongings have gone but before the check-out inspection. End-of-month dates and the summer, when many student and professional tenancies end, are the busiest periods, so request quotes a couple of weeks ahead where possible.

Allow time for anything else that needs to happen first – removals, repairs, defrosting the freezer – and check the inspection time with your agent.

Good to know

  • Read your tenancy agreement: some ask for professional cleaning or carpet cleaning, many simply require the property to be returned as clean as it was.
  • Take dated photos after the clean and keep the invoice in case of a dispute.
  • Agree with the cleaning company what happens if the agent raises cleaning issues afterwards.
  • Leave hot water and electricity on for the clean.

End of Tenancy Cleaning: frequently asked questions

What is an end of tenancy clean?

A thorough clean of an empty rental property at the end of a tenancy, covering kitchens, bathrooms, cupboards, floors and fittings, usually to a checklist based on what letting agents inspect.

Does end of tenancy cleaning guarantee my deposit?

No. It can help you meet the standard in your inventory, but the return of your deposit depends on your agreement, the inventory and any damage. Some companies offer a re-clean if issues are raised promptly.

Is the oven included?

Often, but not always. Some companies include a standard oven clean; others price it separately. Check the checklist in each quote.

How long does an end of tenancy clean take?

Anything from a few hours for a small flat to most of a day for a larger house. Companies often send a team to finish in one visit.

Can I book a clean for the day I move out?

Yes, as long as your belongings are out before the cleaners start. Many people book the clean for the afternoon of moving day or the following morning.
