What end of tenancy cleaning is

An end of tenancy clean – also called a move-out clean – is carried out after the tenant's belongings have gone and before the check-out inspection. The aim is to return the property to the standard recorded in the check-in inventory, allowing for fair wear and tear.

It's more thorough than a regular clean and similar in depth to a deep clean, but it's designed for an empty property and focuses on the things inventory clerks and letting agents typically check.

What's usually included

Most companies work from a checklist. Typical items include:

  • Kitchen cupboards and drawers, inside and out
  • Worktops, splashbacks, sink and taps
  • Hob, extractor hood and filters
  • Oven and grill (often included, sometimes extra)
  • Fridge and freezer, inside and out (once defrosted)
  • Bathroom descaling: taps, shower, screen, bath, tiles and toilet
  • Skirting boards, doors, door frames and handles
  • Light switches and other touch points wiped
  • Interior windows, sills and frames where reachable
  • Vacuuming and mopping throughout

End of tenancy cleaning and your deposit

In England and Wales, most tenancy deposits must be protected in a government-approved scheme; Scotland and Northern Ireland have their own schemes. At the end of the tenancy, the landlord or agent compares the property with the check-in inventory, and cleaning is one of the most common reasons for disputes.

A professional clean can help you meet the expected standard, but it can't guarantee a full deposit return. Deductions depend on your tenancy agreement, the inventory and any damage beyond fair wear and tear. Keep the invoice, take dated photos after the clean, and ask the company whether it will return to re-clean specific items if the agent raises them within a set period.

Do you have to use a professional?

Usually not. Most tenancy agreements require the property to be returned as clean as it was at the start, not that you use a particular company. Some agreements mention professional carpet cleaning – check yours. Many tenants book a professional clean simply because the last days of a move are busy.

Planning the clean

A few practical steps make the clean go smoothly:

  • Book for after your belongings are out but before the inspection
  • Request quotes early for end-of-month and summer dates
  • Defrost the freezer the day before if it's included
  • Keep electricity and hot water on
  • Remove rubbish and anything you're not leaving behind
  • Share the check-in inventory with the cleaners if you can
